For sale via auction is the 100% membership interest of Barbara Safdieh in 109 Jerome Ave, LLC, herein defined as the “LLC Interest”.  Barbara Safdieh is a Chapter 7 debtor in bankruptcy whose case is pending in the United States Bankruptcy Court for the Eastern District of New York under case no. 25-40011 (ESS).  This will be a Bankruptcy Court Ordered sale of the LLC Interest by Lori Lapin Jones, solely in her capacity as Chapter 7 Trustee of the bankruptcy estate of Barbara Safdieh.

ASSET SUMMARY

109 Jerome Ave, LLC is the sole owner of real property commonly known as and located at 109 Jerome Avenue, Deal, NJ 07723, herein defined as the "Real Property", a large single-family residence that defines luxury living on the Jersey Shore.

Basic Terms of Sale

The LLC Interest is being sold:  (a) “AS IS” “WHERE IS”, “WITH ALL FAULTS,” without any representations, covenants, guarantees or warranties of any kind or nature whatsoever; and (b) subject to any and all monetary or other interests of whatever kind or nature including, but not limited to, liens, claims, encumbrances, judgments and/or mortgages.  A true copy of the Terms and Conditions of Sale can be found in the 'DOWNLOAD' section below.

AUCTION SALE DETAILS

Date of Auction:  March 24, 2026 @ 10:30 a.m. (EST)
Location: Online:  via Zoom (only those who qualify to bid will receive a link to bid at the Auction Sale)
Bid Deadline:  11:59 p.m. (EST) on March 17, 2026
Opening Bid:  $700,000
Required Deposit:  An earnest money wire transfer in the amount of $70,000.00 deposited with the Chapter 7 Trustee from an account of such offeror, or counsel on such offeror’s behalf.
Bid Qualifications:  To bid on the LLC Interest, an offeror must, by the Bid Deadline which is defined above, each prospective bidder must: (a) sign the Terms and Conditions of Sale; (b) bid not less than $700,000.00 for the LLC Interest; (c) tender the Required Deposit which is also defined above.
